|---|---|---|
| Equity | Rent buys zero ownership. Every payment is spent, full stop. | Payments build equity, and a well-chosen unit can appreciate. This is buying’s core win. |
| Customization | The building’s finishes are the deal — paint approvals at best. | Renovate the kitchen, move a wall (board permitting). It is yours. |
| Flexibility | Twelve months and a notice letter and you are free — new tower, new city, no sale required. | Exiting means listing, selling, and timing a market. Measured in months and fees. |
| Surprise capital costs | A burst pipe or a facade repair is the owner’s problem, never a bill to you. | HOA dues plus special assessments — a major building repair can arrive as a five-figure levy. |
| Amenity access | Same pool, same gym, same valet — rented monthly instead of capitalized. | Identical amenities, but you are funding their maintenance reserve for life. |
| Trying before committing | Live a year on the twentieth floor and learn if elevator life suits you, cheaply. | The lesson that towers aren’t for you costs closing fees twice. |
| Speed to keys | Approved application to move-in is typically measured in days. | Offer to closing runs weeks at best, with financing, inspections, and board review in between. |
Our view
The honest verdict
For a settled buyer who knows the building, the floor, and the five-year plan, buying wins — equity and the right to knock down a kitchen wall are things no lease offers, and we will say so to your face. Renting wins whenever certainty is missing: it is the only way to trial a specific tower before marrying it, it keeps you mobile, and it hands every assessment and repair bill to someone else. A year of renting in the building you might buy into is often the smartest due diligence on the market — and yes, we will happily find you that rental knowing we may lose you to a closing.
