Questions and answers

Is apartment locating a licensed activity in Texas?

Yes. Apartment locating is real-estate activity under Texas law, performed by licensed agents under a sponsoring brokerage regulated by TREC. Our brokerage details and licence number will be published here at launch, along with the TREC Information About Brokerage Services and Consumer Protection Notice.

If the building pays you, aren’t you biased toward certain buildings?

The incentive exists and pretending otherwise would insult you. Our answer is structural: the shortlist is built from fit first, the fee itemization is in writing where you can check it, and if the best-fit building happens not to compensate locators, we tell you it exists anyway. One steered client costs more in reputation than any single fee is worth.

What actually happens on a private tour?

We schedule directly with the leasing team for a time that suits your calendar, and where it helps we walk the specific unit and stack with you rather than just the model. You are not folded into a weekend open-house queue, and your contact details are given only to the buildings you choose to visit.

How far ahead of my move should I start?

For tower searches, thirty to sixty days out is comfortable. For boutique, historic, or penthouse inventory, start sixty to ninety days out — that stock releases on notice periods and renewal dates, and the extra runway is what lets us catch the right unit instead of the available one.

Do you negotiate specials and lease terms for me?

We bring the market picture and you keep the decision. Because we track when comparable buildings run concessions, we know when a community has room to move on parking, one-time fees, or a special — and we time applications toward those windows. Final terms are always between you and the community.

What information do you need from me to start?

Your timing, your true-monthly budget, how you want to live — floor, view, parking, amenity habits — and anything about your rental history worth discussing before applications. We never ask for Social Security numbers, bank credentials, or driver-licence numbers through this site or in chat.

I found a building myself. Will you still help with it?

Yes. Bring it — we fold it into the shortlist, itemize its fee stack alongside the others, and give you our honest read on how it compares. If your find wins, that is a good outcome; the point is that it wins against real competition rather than by being the only tab open.

Can you find buildings that take large dogs?

Usually, yes — pet policies at the premium tier vary widely in breed rules, weight limits, pet rent, and deposits, and a few buildings are genuinely generous. Tell us about your animal at the consultation and we filter for policy before you fall for a building that will say no.

Three right buildings beat thirty maybes.

Tell us how you want to live and we’ll come back with a curated shortlist — true monthly itemized in writing, private tours booked around your calendar.
