What Will This Apartment Actually Cost Per Month?
Luxury marketing has one reliable habit: the beautiful number up front and the rest of the numbers in the lease packet. Amenity fee, parking, valet trash, tech package, pet rent, utility billing administration — individually small, collectively a second rent line. This service exists for one purpose: before you sign anything, every recurring charge behind a quote gets pulled into one written itemization per option.
Free to renters — the community you lease at pays our fee.

Why this matters
What it costs to do nothing
Sign on the advertised rent and the gap becomes your problem on the first full statement. The pattern is consistent across the premium tier: mandatory fees that were never part of the quoted number, parking that turned out to be per-space and per-level, and a “technology package” you cannot decline. Renters budgeting carefully at this tier get hit hardest, because the fee stack scales with the building’s amenity list — the more the tower offers, the more the quiet lines add up.

Why clients choose us for true-cost concierge review
- We work from a written fee checklist built for the premium tier — amenity and resident-services fees, parking by type, valet trash, tech and media bundles, utility administration, pet lines, storage — and we ask the leasing team about each one by name.
- Everything lands in one page per option, in writing, so two buildings with identical advertised rents can show honestly different true monthlies side by side.
- We flag the one-time stack too — administrative fees, amenity deposits, move-in charges — separately from the recurring lines, so nothing about week one surprises you.
- The review is standard on every shortlist we build, and it also works standalone: bring us quotes you gathered yourself and we will itemize those.
The practical answer
Two ways to use it. Inside a search, it is automatic — no option reaches your shortlist without its recurring stack itemized in writing. Standalone, send us the buildings you are already considering and we go get the numbers: we confirm each fee line with the leasing team, mark which are mandatory versus optional, note what is unverified pending their written quote, and return a per-option itemization you can hold a lease packet against. We never guess a figure — a fee we could not confirm is listed as unconfirmed, not estimated. Like everything we do, it is free to renters; communities pay our fee when you lease, and the itemization is yours either way.

Common questions
Why don’t you just publish the typical fees on this site?
Because they change and they vary building by building, and a stale number is worse than none. Our promise is the opposite of a published estimate: current figures, confirmed with the community, in writing, tied to the specific option you are considering.
Which fees are usually negotiable at the luxury tier?
Recurring fees are mostly fixed, but move-in specials, parking terms, and one-time charges flex with the building’s occupancy pressure. Knowing which lever a given community will actually pull is part of what the itemization conversation surfaces — and we time applications toward whatever concession window exists.
Can you review a lease I’ve already been offered?
We can walk the fee schedule of a lease packet against our checklist and flag every recurring and one-time line so you see the full monthly before signing. What we do not do is give legal advice — for lease-clause questions beyond the numbers, bring in an attorney.
Is the true monthly ever lower than I feared?
Regularly. Some buildings bundle internet or trash into lines you would have paid separately anyway, and boutique buildings often skip the amenity fee entirely. The point of itemizing is accuracy, not alarm — sometimes it argues for the building, and we say that too.
